Installing energy-efficient windows, doors, roofing and insulation as well as furnaces, air conditioners and heat pumps all qualified for the credit.&lt;br /&gt;But remodelers found that the terms of the 25C credit — equal to only 10% of the cost of each product and with a lifetime cap of $500 — weren’t quite strong enough to get enough home owners off the fence and into a contract.&lt;br /&gt;Under the stimulus legislation signed by President Obama, the percentage of the cost and lifetime cap have been tripled to 30% and $1,500, respectively; the list of eligible improvements has been expanded and the deadline for installing them has been extended through the end of 2010.&lt;br /&gt;The newly expanded tax credit also is in alignment with industry research showing that remodeling and retrofitting the nation’s older homes will have a far more significant impact on reducing residential energy consumption than meeting even the most aggressive efficiency goals for new homes, according to Greg Miedema, &lt;a href="http://www.nahb.org/page.aspx/category/sectionID=685" mce_href="http://www.nahb.org/page.aspx/category/sectionID=685"&gt;CGR&lt;/a&gt;, &lt;a href="http://www.nahb.org/page.aspx/category/sectionID=683" mce_href="http://www.nahb.org/page.aspx/category/sectionID=683"&gt;CGB&lt;/a&gt;, &lt;a href="http://www.nahb.org/page.aspx/category/sectionID=686" mce_href="http://www.nahb.org/page.aspx/category/sectionID=686"&gt;CAPS&lt;/a&gt;, chairman of &lt;a href="http://www.nahb.org/page.aspx/category/sectionID=433" mce_href="http://www.nahb.org/page.aspx/category/sectionID=433"&gt;NAHB Remodelers&lt;/a&gt;.&lt;br /&gt;“These new tax credits are another way that the home building industry can combat the potential effects of global climate change by encouraging home owners to make energy-efficient improvements to their homes,” said Miedema.&lt;br /&gt;A 2008 California study showed that homes built before 1983 were responsible for 70% of the greenhouse gas emissions related to single-family envelope energy consumption.&lt;br /&gt;The study also found that spending $10,000 to retrofit a 1960s home could save 8.5 tons of carbon at a cost of $588 to $1,176 per ton, depending on existing tax credits and incentives. By comparison, increasing the energy efficiency of a new home 35% over current state requirements would cost about $5,000 and would reduce emissions by 1.1 tons at a cost of $4,545 per ton.&lt;br /&gt;The bottom line is that retrofitting existing homes with energy-efficient features is four to eight times more carbon- and cost-efficient than adding further energy-efficiency requirements to new housing, the study showed.&lt;br /&gt;Tax Credit How-to&lt;br /&gt;Details on qualifying improvements are expected to be available soon on the &lt;a href="http://www.irs.gov/" mce_href="http://www.irs.gov/"&gt;IRS Web site&lt;/a&gt;.&lt;br /&gt;Remodelers should  familiarize themselves with the model types and products that qualify for the tax credit so they can advise their customers. However, they do not need to give their clients the product sales receipts to verify the claim. Certification statements in the manufacturer's product information may suffice.&lt;br /&gt;Home owners can claim the 25C credit on Form 5695 when they prepare their income tax returns. They should also retain records that include:&lt;br /&gt;Name and address of the manufacturer&lt;br /&gt;Identification of the component&lt;br /&gt;Make, model or other appropriate identifiers&lt;br /&gt;Statement that the component meets the 25C standards&lt;br /&gt;Climate zones for which the criteria are satisfied&lt;br /&gt;Additional information for storm windows, if applicable&lt;br /&gt;A Program&lt;br /&gt;In this day and age we all find ourselves busy with a lot of different activities and sometimes don’t have time to take care of what really needs to be done around our own home.  Or we lack the knowledge and skills base to know what should be or needs to be done.  Or we have a family member or friend that needs help with taking care of things around the home and because of distance, knowledge or time are not able to be as helpful as one hopes when they do need someone.  I know myself I have found this to be true. &lt;br /&gt;There are home warranty companies out there that for a comparable price will give you limited coverage but that is only after something breaks and is not preventive in nature where this is preventative in nature.   Of course if something were to cease to function properly you can always call someone in that particular trade such as a plumber for plumbing problems  and an electrician for electrical problems and a lot of times a lot of those problems would not be problems if you had only checked them on a ongoing basis and when attention was noted contacted someone then to remedy a problem before it became an bigger issue.&lt;br /&gt;We then have what is called deferred maintenance problems which is kind of a pay me now or pay me more later kind of thing.   That little water leak in time has rotted away something, or the ground fault electrical plug has stopped working or we forgot to put up our outside water hoses for the winter and the faucet ends up freezing and causing damage and or a water leak inside the wall that we are unaware of or we go without replacing those hard to access light bulbs and end up in the dark at a unplanned moment because we  did not have a tall enough ladder, or just did not have the time.&lt;br /&gt;Maybe you got everything done at your home but not at your mom’s home as she says everything is fine and you take her at her word because in her world it is all fine until she really has a problem and then it becomes a crisis.  Well….. there is a solution to all this.&lt;br /&gt;One of my past clients family member who has also been a former client of mine as well in real estate Jimmy McKinney of J &amp;amp; R Construction Services Inc has come up solution with a program to offer a home maintenance program for those whose description is similar to what was described above.&lt;br /&gt;There is a reasonable monthly fee based on the level of service you desire and on a quarterly basis you have someone come out and check out your property and let you know how things look and complete 5 elective services that you choose from on a list plus from 1-2 hours of maintenance depending on which level you choose from.  If there is something that is outside the realm of normal maintenance that they cannot provide they have a list of prescreened professionals in their field service providers that will give you 10% off of their normal rates.  This way you know you are dealing with reputable folks who know how to do the job right at a reasonable rate.
