- Check handrails
- Check commode stability
- Tighten loose cabinet hardware
- Tighten loose doorknobs
- Tighten loose faucets and drains
- Clean out the inside of dryer’s lent trap
- Vacuum behind and under stove
- Vacuum behind and under refrigerator
- Vacuum return air vents
- Vacuum out fireplace inserts
- Check draft windows and doors
- Clean dehumidifiers and sanitize
- Replace broken receptacle covers
- Replace broken receptacles and switches
- Flip mattresses
- Check and replace Fire Extinguishers

but, you can substitute these items, just like you would a restaurant menu, with any items that fit your needs for the quarter.

*The HMP is very complex, to be able to meet all of our clients needs, but at the same time very flexible, in that you can substitute elected services for what ever your needs are at the time of service.

What is a Home Maintenance Program and what can it do for my investment?

"Thoughts on a Home Maintaince Program
In this day and age we all find ourselves busy with a lot of different activities and sometimes don’t have time to take care of what really needs to be done around our own home. Or we lack the knowledge and skills base to know what should be or needs to be done. Or we have a family member or friend that needs help with taking care of things around the home and because of distance, knowledge or time are not able to be as helpful as one hopes when they do need someone. I know myself I have found this to be true.
There are home warranty companies out there that for a comparable price will give you limited coverage but that is only after something breaks and is not preventive in nature where this is preventative in nature. Of course if something were to cease to function properly you can always call someone in that particular trade such as a plumber for plumbing problems and an electrician for electrical problems and a lot of times a lot of those problems would not be problems if you had only checked them on a ongoing basis and when attention was noted contacted someone then to remedy a problem before it became an bigger issue.
We then have what is called deferred maintenance problems which is kind of a pay me now or pay me more later kind of thing. That little water leak in time has rotted away something, or the ground fault electrical plug has stopped working or we forgot to put up our outside water hoses for the winter and the faucet ends up freezing and causing damage and or a water leak inside the wall that we are unaware of or we go without replacing those hard to access light bulbs and end up in the dark at a unplanned moment because we did not have a tall enough ladder, or just did not have the time.
Maybe you got everything done at your home but not at your mom’s home as she says everything is fine and you take her at her word because in her world it is all fine until she really has a problem and then it becomes a crisis. Well….. there is a solution to all this.
One of my past clients family member who has also been a former client of mine as well in real estate Jimmy McKinney of J & R Construction Services Inc has come up solution with a program to offer a home maintenance program for those whose description is similar to what was described above.
There is a reasonable monthly fee based on the level of service you desire and on a quarterly basis you have someone come out and check out your property and let you know how things look and complete 5 elective services that you choose from on a list plus from 1-2 hours of maintenance depending on which level you choose from. If there is something that is outside the realm of normal maintenance that they cannot provide they have a list of prescreened professionals in their field service providers that will give you 10% off of their normal rates. This way you know you are dealing with reputable folks who know how to do the job right at a reasonable rate. Perfect solution to a lot of potential problems and a great timesaver and it sure may make a great closing gift or Christmas present maybe even for my own mom even though she says all is ok for now the last time I was there visiting I happened to look around and noticed that there were some things that needed to be done and I personally must confess I have not found the time to do them yet……

Questions to ask a Remodeler??

When choosing a remodeler, don’t let just anyone work on your home. You wouldn’t visit a doctor who is not a member of the AMA or does surgeries in his garage… so why do business with someone who is not a member of the Remodelers Council, NAHBR. For most people, their home is their largest investment. It’s an investment that should only be trusted to a professional - a Registered Remodeler.

Here are some questions that you MUST ask:
-Are they a member of the Remodelers Council?

-How long have they been in business?

-Do they have workman’s compensation and general liability insurance? If so, obtain proof of insurance from their carrier. (this protects you from accidents on your property)

-Can they provide references?

-Do they understand that your comfort during the project and its successful completion depend on effective communication and follow-through?

-Will they maintain a safe and reasonably neat job-site to prevent damage to your home or injury to household members and pets?

-Will they guarantee the quality of the work with a warranty?

-Will they respond promptly to service calls and inquiries?

Choosing the right professional remodeler is critical in saving both time and money by ensuring the job is done right the first time and the home owners vision is accurately translated into reality.
